Transcript: Hi, I’m Max Sabo, your Lake Tahoe, Nevada real estate agent. This is the Real Estate Housing Market Update for July, 2023, covering the sales from June, 2023. This last month, we saw a 31 home sale with a median sales price of $1.195 million. There are also currently 153 active listings. What’s happened this last month is we’ve seen a big increase in the number of home selling and only a slight increase in the number of active listings. This has led to what looks like a shortage of inventory with 4.9 months of worth of inventory right now. Typically, people would consider six months of inventory to be a neutral market where neither buyers nor sellers would have an advantage. We’re looking at a slight seller’s market at the moment. To top it off, the average days on market for our active listing is only 120 days, which is historically quite low. I’m Max Sabo, your Lake Tahoe, Nevada real estate agent.
